St. Mary's University
San Antonio, Texas Student Housing Master Plan and The Villages at St. Mary's Phased Student Housing Development St. Mary's University knew they wanted to update the student housing and amenities on their campus, but many variables needed to be considered to determine the most effective and economically viable way to meet their goals. PEGASUS GROUP was able to look at St. Mary's needs and goals from a holistic campus approach, not just from a student housing view. With our ability to analyze a project from both the design and construction perspective, as well as the financial feasibility and risk evaluation perspective, we were able to develop a plan with St. Mary's that upgrades student housing to be competitive with their peer institutions, while being desired and beneficial to current and future students.
PEGASUS GROUP collaborated with Elness Swenson Graham (ESG) Architects to develop a plan to replace, upgrade and diversify St. Mary's on-campus student housing inventory. The Master Plan included a phased Redevelopment Plan of the "Outback" area of campus into The Village at St. Mary's, as well as a pre-design study for the first phase of new housing. The Redevelopment Plan created through this process is a guide for each phase of work. It outlines the physical development parameters available to support the evolving campus living expectations of current and future students. The plan allows St. Mary’s to identify the target student cohort group(s) to be served by each new facility and design the facility to meet those specific needs while also creating common amenities between the residence halls to serve all students living on campus. The phased Redevelopment Plan was created to be implemented in a manner that eliminates any loss of current or future bed count during construction. At the conclusion of each phase, the University can assess the plan that was created and update it for future phases of the redevelopment. This phased approach to the redevelopment allows the University to pause at the end of each phase and determine when they want to proceed onto the next phase. The pre-design study for Phase 1 of The Villages at St. Mary's (Périgueux Hall) defined the capital investment in context of the overall Redevelopment Plan prior to initiating design work. The study outlined the common understanding of all stakeholders as to the physical and programmatic requirements, establishing the scope for the project. This information was supplemented with images from a high level master plan perspective, a conceptual (order of magnitude) cost estimate and business analysis. The first phase of student housing construction was successfully completed for the start of fall semester 2017 and planning for additional phases will continue in the near future.
